Who's responsibility is it?


We are responsible for: Brickwork, chimneys, chimney cowls, ceilings, cailings, damp proof course, extractor fans, floor boards, flashings, fascia, barge boards, flat roofing, foundations, handrails, loft hatches, porches, roofs, roof tiles, skirting board, stairs, banisters, and walls.


We are responsible for: Baths, taps, toilet pan, cistern and wash basins.

Tenants are responsible for: Blocked toilets, plugs and chains, shower units and shower screens* and toilet seats.


We are responsible for: Blocked drains, sinks and drainers, unit doors and worktops.

Tenants are responsible for: Any fitting provided by themselves, blocked sink (unless in a block of flats), cookers*, light bulbs/florescent tubes and pipe boxing*.


We are responsible for: Door entry system, front/rear external doors (including locks) and stolen keys (a police incident number is required.)

Tenants are responsible for: Door bells*, glass in door or screen, internal door furniture including handles and door furniture (except bathroom and kitchen doors), internal doors (except bathroom and kitchen doors) and lost keys.


We are responsible for: Window frames and window sills.

Tenants are responsible for: Broken glass in window (unless a police incident number is provided) and lost window keys.


We are responsible for: Down pipe (soil and rain), drains, guttering, overflow, tap washers and water supply.

Tenants are responsible for: Mains water (contact your local provider), washing machines, hoses and fittings.


We are responsible for: Boilers, gas fires, radiators and pipework.


We are responsible for: Sockets, switches and trip switches.

Tenants are responsible for: Applianes and electric fires*.


We are responsible for: Communal drying areas, communal fences, gartages, outbuildings and paths giving main access to the house.

Tenants are responsible for: Clothes poles (unless communal), driveways, front fence, rear fence (unless it backs onto an alley), side fences (unless they back onto an alley), fences between properties, garden sheds, gates, greenhouses, parking and trees (contact us if roots are a problem).


We are responsible for: Communal areas to flats, communal stair lighting, gas/electric meter covers and smoke alarms.

Tenants are responsible for: Fixtures and fittings fitted by you or previous tenants, floor coverings (eg vinyl/laminate), inside decoration (unless in communal areas), other garden paths, pest control (unless in communal areas), TV aerials (unless in communal areas) and washing machines*
