What Repairs are your responsibility? PDF Print E-mail

You are responsible for any intentional or unintentional damage that is caused to your property through neglect, misuse or criminal damage. Our responsibility is to keep in good repair the structure and outside of the property.

 

These are some of the repairs which are your responsibility:

Plumbing  
Plugs and chains to basins, baths and sinks  
Blockage to sink, washbasin or bath Unless in an apartment block or for elderly or disabled customers
Re-washering taps (expect mixer taps) Unless for elderly or disabled
Electrical  
Replacement of fuses, bulbs, lamps and fluorescent tubes, starter buttons and electric light bulbs (including 3-pin electric light bulb) Unless in communal areas or retirement housing
Replacement of bulbs in electric fires  
Interior and exterior  
Chimney sweeping Unless following a gas service
Damage due to forced entry by police Unless an incident number can be provided from the police
Dividing fences (side or rear) Unless backing onto stream or communal areas
Doorbells Unless retirement building
Door adjustment after carpet fitting  
Fence pale broken or missing  
Fence pale loose  
Footpaths other than those from front gate to front door, from front to back door and to shed  
Glazing Unless an incident number can be provided from the police
Keys Apart from suited and retirement housing
Miscellaneous  
Pest Control Unless in communal areas
TV aerials Unless in communal areas
Problems with mains water Contact your local water provider
Problems with loss of electrical supply Contact your electricity provider
Problems with your gas supply Contact your gas supplier
Damage to property or neighbouring property, for example leaks from your appliances or DIY (please note – claim to be made against tenant’s own contents insurance)  
Replacement of gas fires you own if condemned during a gas service (Note: Severn Vale offer to fit an electric fire in its place Free of charge)  
Reconnection or disconnection of gas cookers  
Refixing and replacement of wall tiles (including sealing and grouting) Unless for elderly and disabled showers
Outdoor wooden sheds  
Renewal of toilet seats Unless for elderly or disabled
Renewal of washing-line post and lines Unless in communal areas
Easing inside doors Unless for elderly or disabled
Removal of redundant but safe pipework  
Driveways and driveway gates  
Customer’s own electrical fittings  
All internal decoration (includes new plasterwork and any repair work following response or planned maintenance, for example new central heating)  
Showerhead (if water pressure low on shower head it may need descaling)  
Installation and renewal of gas meters (includes covers and doors)  
Installation and renewal of electric meters (includes covers and doors)  
Tumble driers (even those fitted at start of tenancy)
