Scope of Work

Further to my letter of 9th August, I can update you a little further regarding the scope of work required to your property, but only in general terms as this letter is being sent to everyone where quite major work is needed.

Because your property was flooded quite badly, although it may appear to be drying out, to avoid future maintenance issues such as rot and warping of woodwork, and to deal with any legacy of contamination as a precautionary measure, we will have to remove & re-plaster to 1m above the level of the flooding in affected areas and replace floor boards/screed (concrete). In most instances some skirting boards will be replaced.

Where plaster and skirting boards have to be replaced, we will professionally re-decorate with gloss and emulsion.

Many homes have floor tiles which contain asbestos and these will be removed as part of the work. In some instances, electrical fittings and kitchens will also have to be replaced.

When we have selected a contractor to undertake work in your area, he/she will visit and explain what has to be done in more detail.

Furniture & Fittings

It is important that our contractors are able to work in areas which are free from furniture and carpets. This will enable works to be completed more quickly for everyone.

If you have suffered a substantial loss and disposed of flood damaged items including carpets/other floor coverings, please do not replace these until we have completed the repair work.

Where your home is still substantially furnished and you have home contents insurance, your insurance company should pay for storage. If you do not have insurance, our contractors will offer a “helping hand” to move items elsewhere in your home.

Although our insurance policy does not allow us to provide storage for you, we realise this will be difficult in some cases and our Tenant Liaison Officer (Steve Rhodes) will be visiting a number of customers in the next few days to come up with some creative solutions.
