Scope of Work

Further to my letter of 9th August, I can update you a little further regarding the scope of work required to your property, but only in general terms as this letter is being sent to everyone where relatively minor work is needed.

Fortunately, although your property was flooded, we have assessed that the work required is of a relatively minor nature.

We will need to undertake some work, for example maintenance issues to avoid rot and warping of woodwork, and to deal with any legacy of contamination as a precautionary measure, we will have to remove & re-plaster to 1m above the level of the flooding in some affected areas and replace floor boards/screed (concrete). In most instances some skirting boards will be replaced.

Where plaster and skirting boards have to be replaced, we will professionally re-decorate with gloss and emulsion.

Many homes have floor tiles which contain asbestos and these will be removed as part of the work. In some instances, electrical fittings will also have to be replaced.

When we have selected a contractor to undertake work in your area, he/she will visit and explain what has to be done in more detail, however at this stage we believe that the work is not of a significantly disruptive nature and you will be able to live in your home whilst it is done.

Furniture & Fittings

It is important that our contractors are able to work in areas which are free from furniture and carpets. This will enable works to be completed more quickly for everyone.

Where your home is still substantially furnished and you have home contents insurance, your insurance company should pay for storage if necessary. If you do not have insurance, our contractors will offer a “helping hand” to move items elsewhere in your home.
