Are you registered on the Tewkesbury Borough Council Housing Waiting List? (YES/NO)(Central housing register for the Borough of Tewkesbury) If you are not registered you can simply request a form from the Housing Team at Tewkesbury Borough Council on 01684 295010. Applicants may need to be registered on this list before proceeding, depending on which site they wish to apply for. Even if you do not wish to be considered for rented housing, the list acts as a central list of housing need for the Borough. To check whether you need to be on this register please contact the sales team on 01684 272723. If you wish to be considered for housing in other Boroughs such as Cheltenham or Gloucester you should contact the local councils directly and ask to join their central registers also. Do you have a local connection to the area you want to move to? (YES/NO)For some developments purchasers may need to demonstrate a ‘Local Connection’ to the area. These are set out in the Planning Permissions for the site, by the Local Authority, and therefore must be followed by us when allocating. For example, you may need to live in the area or work in the surrounding area to be considered. Immediate family living in the area can sometimes also qualify. To check what would qualify as a local connection, please contact the sales team on 01684 272723 fofr full details. Can you afford the property? (50% Mortgage + 50% Rent) ? (YES/NO)Buying any property is a serious financial undertaking and anyone considering New Build HomeBuy should seek financial advice from a registered agent, your own bank etc. You will need to give them the rent and service charge figures so they can calculate how much you can borrow. Initially you will need to provide us with a valid Mortgage Offer together with proof of your earnings and savings as proof that you can afford to buy, maintain and keep up rent and mortgage payments on a property. For this reason you shall be asked to complete a Financial Statement before we can make any formal offer of a property and be subject to a financial credit check for an independent reference, the result of which will be a deciding factor when confirming an offer. Remember, you will normally pay for 50% mortgage plus 50% rent (these percentages can vary dependant on the scheme) so, you must consider both payments when working out your monthly outgoings and investigate if Housing Benefit can be claimed for the Rental charge. Giving typical incomes required for a New Build HomeBuy Property is difficult as the Property Market is usually fast moving and the number of Mortgage options available is ever growing. In addition you are wholly responsible for legal costs during the buying process such as Searches, Valuations and Stamp Duty and of course the costs of actually moving home, all of which will need to be allowed for. Will you be ready to move? (YES/NO)When we come to allocate a scheme we will need to ensure we have people ready to move in line with the completion dates of the properties. Therefore, if you have a property to sell or a notice period to serve we would need the dates to coincide. You shall also need to instruct a Solicitor, of your choice, to act on your behalf during the purchase and negotiate their charges for this service.
